What we have actually done in Aventura
- AC compressor replacement — the largest job, on a condo system.
- Two drain-line repairs. In an Aventura high-rise this is the repair that protects the unit below you: a blocked condensate line finds the ceiling before it finds you.
- System diagnostics and troubleshooting on existing equipment, plus follow-up service visits.
- Small service calls here have invoiced around $120–$200; the diagnostic is $49 and is credited when you approve the repair the same visit.
High-rise HVAC: what is different in Aventura
Almost everything in 33180 is a tower or a mid-rise, which changes the work:
- Fan coils, not split systems. The unit lives in a closet or above a ceiling, often with a condensate pump rather than gravity drainage — one more part that can fail.
- Shared condensate risers. Your line may be fine and still back up because the stack is blocked. Diagnosing that properly saves you from paying for a repair that was never yours.
- Building access. Certificate of insurance for management, service elevator windows, and a work-hours rule in most towers. We plan around them — which is exactly why we schedule Aventura visits instead of promising instant arrival.

Aventura is about 45 minutes from our Boca Raton base and we do not have a truck parked in Miami-Dade. Normal turnaround is next day on a scheduled window. The phone line is answered 24 hours, and if we cannot help you tonight we will say so on the call rather than leaving you waiting for a van that is not coming. For an emergency at 2 AM in a tower, the honest advice is to call your building’s on-call contractor first — and call us in the morning for the real repair and a second opinion on the price.
Where a $49 second opinion is worth the most
Condo owners get quoted for full fan-coil replacements more often than anyone else in South Florida, frequently for problems that are a pump, a float switch or a blocked riser.
